Our Process

At Yoder Custom Homes, our purpose is to guide our clients through the complicated process of designing and building a custom home with as much ease as possible. To do that, we break down the process into 5 steps or phases.


Initial Meeting

The first step on the path to building a home is to find a builder that you are comfortable working with. This is one of the purposes of the initial meeting.

If possible, we would like to meet at your property so we can see where you want to build your home. We will talk about your vision, your dream, your needs, your timeline, and your building budget.

After this meeting, if we seem like a good fit for your need, we will consider taking the next step.


Concepts

This is the step where the design work gets underway: it can take 2-3 months to complete. The time frame and cost associated with this phase will depend on the complexity of the design and how many changes are made along the way.

We will enter into an agreement with you and begin the process of the design work. We connect you with our preferred designer and work as a team to develop a concept plan that is suited for your needs and unique property.

Our role, as the builder, in this phase is advisory. We will meet on the property as needed to help with the development of the plan, we will advise on the estimated cost to build, and we are available to give input on the design. We will facilitate meetings between you and the designer as needed.

Once a concept plan is finalized, we are ready to enter the next phase.


Preliminary

During this phase, the designer will develop full construction plans and drawings. This will include structural design, truss design and review, window and door selections and quotes, and interior and exterior architectural details.

While the design work is being completed, we begin other preliminary work.

The following is work that will generally be done in the preliminary phase:

  • Soil science - well/septic design and health department permitting for well and septic.

  • Well drilling.

  • Road entrance permit and driveway installation.

  • Electric service work order and easements.

  • Soil science for footing design (if required).

  • Selections. We will work with you to make selections on interior and exterior elements for your home.

  • Building cost analysis. This is when we can determine the exact cost to build.

  • Fixed price contract development.

  • Construction schedule development.

The cost for preliminary work will be determined by the complexity of the home design and the extent of sitework that is needed. This phase can take a few months to complete.

The preliminary phase is finished when the specified work is completed. At this point, we will present you with a fixed-price contract proposal with a guaranteed move in date.

When you, the property owner, and we, the builder, are ready to take the next step we them move to the next phase.


Construction

During the construction phase we manage all aspects of the projects and work hard to ensure that the home is constructed with the utmost care and that the home is finished and ready to move in on the date that we have specified.

The effort that is put into the first 3 steps ensures that the construction phase can move quickly and efficiently. Decisions have been made in advance so materials and fixtures can be ordered ahead of the installation schedule and trade partners can be scheduled well in advance. Planning is one of the major keys to a successful build.

During the building phase, the clients will need to be involved in a variety of ways.

  • Prompt payment according to the draw schedule.

  • Scheduled walk-throughs with the builder.

  • Finalize outstanding selections.

  • Enjoy watching the build happen and be part of the building team. Stay involved with what’s happening. We value the input of the client throughout the project.

When the building project is finished, the county has issued a Certificate of Occupancy, and the home has been spotlessly cleaned, we hand the keys over to the owners.


Warranty

We offer a one-year warranty on material and workmanship.

One month after handover we follow up to take care of any issues that may have arisen, and again at 6 months. At one year, we do a final check-in.

It is important to us that each client is more than satisfied with their new home.
